Sign in to the resident portal at portal.tkyholdings.com and follow the Pay Rent flow. Residents can pay by ACH or Zelle; ACH is preferred and free. Receipts are emailed automatically and visible in the portal ledger.
Open a maintenance request from the resident portal at any time — TKY triages within one business day for non-urgent items. For after-hours emergencies that threaten safety or property (active leaks, no heat in winter, no AC over 95°F, gas smell), call the emergency line listed on this page.
Emergency: same day. Urgent (HVAC out, plumbing leak, appliance failure): one to two business days. Routine: within five business days, scheduled around resident availability.
We send renewal terms 60 days before lease end through the portal. Most TKY residents renew. Reach out earlier if you'd like to discuss the timing or terms.
Pet policies vary by property. Cat- and dog-friendly homes are flagged in the listing and include a pet addendum, monthly pet rent, and a refundable pet deposit. Service and emotional-support animals are accommodated per fair-housing law.
Edit your name, email, phone, and emergency contact directly in the resident portal. Changes propagate to lease records automatically.
Most TKY single-family homes are resident-paid utilities — your lease addendum lists the exact split. We coordinate transfer at move-in and move-out so there's no gap in service.
